This large site, extending from the western entry to the village on Wotton Road, around the Manor and Woodlands estates to Little Bristol Lane, is currently controlled by the Commercial Estates Group. There is no application at this time, as they await the outcome of the JSP. However, there is an Environmental Impact Assessment Scoping Report available under the South Gloucestershire planning portal at PT17/041/SCO which identifies the site as proposed for up to 900 houses and space for a new primary school.
Commercial Estates Group has been in contact with the Parish Council and there have been engagement meetings between both parties as well as the Neighbourhood Plan and other local stakeholder groups. The Parish Council has tried to show that the traffic flows into and from this site are beyond what the local road infrastructure can reasonably sustain, and most particularly that the proposed secondary access onto Little Bristol Lane would seriously increase the risks at the already congested and hazardous junction with the Wotton Road.
One of the serious concerns the Parish Council has is that there appears no intention in the Scoping Decision from South Gloucestershire Council to take into account the cumulative effects of all foreseeable planning applications and subsequent simultaneous construction site works, which would impinge on the flow of traffic (as evidenced by the effects of the far smaller Bellway construction works). Similarly, that issues of health impact (in a village where we largely travel into another county for our doctor and dentist and pharmacy), and climate change (in a car dependent community), amongst others are being scoped out of the impact assessment.
